Maine Purchase And Sale Agreement Who Customarily Pays For A Survey Of Property Prior To Sale - Buyer Or Seller?

Who customarily pays for a survey of property prior to sale - buyer or seller? - maine purchase and sale agreement

There is a possible sale of the property from the estate of my father. The property is located in Maine. A potential buyer wants a survey done before the sale. And it is not obligated to buy - even if an investigation.
The estimates range from 4000 to 7000 U.S. dollars were obtained for the investigation.
The property has virtually nothing to pay for it. Who would pay in the rule? Any suggestions to remedy this situation?
And say ... What the hell was not sure that many potential buyers in the region.

Most real estate transactions are negotiable.
The buyer has to assume the bulk of the costs to protect their interests.
If the buyer insists that his father pay for the collection of land and all other costs can be your dad to add these costs to the selling price of the property before quoting prices. Not about money before closing. Normally, the cost of the closure is supported by the manufacturer. Points are paid by the buyer.
In my previous real estate transactions, I went to the Commissions study of my properties (less than $ 300 valuation. Around the shop). Then I added all the settings on my money.
Request information from each company, the track near your area. Always happy for you, especially if they have an interest for use in the transaction. No administrative fees and the exchange of money to the final sale was committed.
In fact, the design studio in the title search is included.
I am writing from Texas. However, I expect the Real Estate Law Maine should vary considerably. \\ \\ \\ \\ \\ \\ \\ \\ U0026lt;br> I hope this helps.

What will be lifted for? An investigation should be in your
Fact that the case is the court of the district. Or maybe
the prospective buyer believes that the lines were the study
changed over time. If so, is usually the responsibility of the seller, a certified copy of legal research.
But can you explain to the buyer, no money in the estate must be for the present, and if you are a sincere buyer, you have a person or a real estate lawyer in this agreement? It is dangerous for you to try this on your own.
Real estate in Maine means more money - you need legal advice.
There are buyers, making it exempt from this know
Property and asked where the money has gone.

Often, the buyer will assume all costs. Sometimes the seller. The key is that there is some kind of agreement must be sold before. Make your wishes known.
GOOD LUCK!

The buyer because the buyer wants to make sure you get what you pay.

There is no right answer. This is something that the buyer and seller can agree, as they feel better and better circumstances.

Several times, the party most at risk or most to gain from his salary. If a party has no money to pay while the other, but to negotiate a higher or lower price if the deal goes on.

Or do you agree that money is from the sale remain in detention costs bear is made after the sale. Or do you agree that only if there is a problem that is paid by the seller. This means generally accepted two awards. One on the way to meet some of the land based, but if the investigation shows otherwise be subject to a different price.

Anyway, if the state has no money, no matter who normally pays. Of course, the buyer must pay, or there will be no poll. The property, so that we can agree to cover costs associated with turnover, if the offer is completed. This forces the buyer to examine whether they should participate on this survey and then not completing the sale want.

I live in Kansas, and I do not know what the laws for the acquisition of real estate in Maine. Here in Kansas, or the title (escrow) company that prepared the title search and should not be reporting on the survey for the seller, who
The title means that if the buyer becomes the potential of the property to ensure the property free and clear list of all easements and encroachments. You need to know why you want an investigation. Contact a broker and title company in the region.

Do not mention the nature of the investigation or if the housing is in a rural area. I'm not as familiar with the review fees in Maine for my because of my experience in Ohio.

In most cases, the costs of the investigation depends on the negotiation and all other related costs associated with completion of the loan. Living standard surveys are usually about $ 500 to $ 1000 for each urbanized area. This could have been in more rural areas which had experienced changes in the classification of assets, sale of packages and other changes in the property sector.

Even if you do not have many opportunities in the region, the cost of this study give no value to any potential buyer? What is the main objective of the current potential buyer for the survey? Is there something specific you are looking for the survey? How much of that real interest is in purchacing potential buyer of the property?

Reply With some of these questions, you may be able to do something with the costs of the investigationand exchange with the potential buyer. If the poll is of no value to other potential buyers, I'm not sure I would so much money without investing a considerable commitment in writing and / or money prosective to the buyer. Skin in the game, someone who does not determine whether it seriously in a real estate purchase.

I would like with his lawyer at the firm and a real estate agent very well to talk about these issues and how they are treated in your area. Ultimately, your goal is to sell the property, but it takes much cost is actually hurt in the end.
